How LED Lighting Helps Property Managers Lower Monthly Maintenance Costs

If you work in an office building or you live in an apartment complex, then you might be aware of the property manager who is in charge of the overall well being of that particular building.

There are certainly many kinds of property managers out there. For example, a property manager might oversee 1 building or several. Some property managers own the buildings they manage, while others are hired independently by the owner of the building or are employed by property management companies.

The types of buildings that are overseen by property managers are obviously not the same and need different things. The following types of properties often have property managers:

  • Office buildings for rent
  • Commercial spaces for rent
  • Apartment and condominium complexes
  • Shopping centers and malls
  • Second homes / vacation homes
  • Large homes
  • Small or large multifamily properties

All in all, the responsibilities of property managers depends on the types of buildings they oversee; however, in most cases, property managers are responsible for collecting rent, finding tenants, and not overspending the budget.

Why Property Managers Should Care About Energy-Efficient Lighting

The reason property managers should care about energy-efficient lighting is simple: energy-efficient light bulbs and fixtures are cost-effective in more ways than one, long lasting, and an incentive for tenants to rent from properties.

Imagine an apartment building that has 15 levels and 8 apartment units on each level. With a total of 120 apartment units—each one having 2 bedrooms, 2 bathrooms, a living room, and a kitchen—the building also features a gym, pool, parking area, public seating area in the lobby, 2 elevators, and 2 staircases.

If this building had LED light bulbs installed in every fixture, the property manager would be called less to replace burnt out light bulbs and could use lower energy costs to entice current and future tenants to live there.

What Less Burnt Out Bulbs Means For a Property Manager

When a light bulb burns out at a property that is overseen by a property manager, what happens? The property manager might replace it. Or he or she might call a maintenance worker to replace the bulb. Either way, if bulbs burn out frequently in any place, then it can certainly get old pretty quick—right?

With LED bulbs and/or fixtures installed in property-managed buildings, property managers spend less time replacing burnt out bulbs or telling others to replace burnt-out bulbs.

If a building has especially difficult-to-reach bulbs—such as super high security lights or auditorium lights—then getting the time and/or equipment needed to replace the burnt-out bulbs can be tricky to attain.

That’s why LED lights are helpful. LEDs last an average of 50,000 hours. If 1 LED is turned on every day and left on for 8 hours, then it can last as long as 17 years.

When property managers invest in LEDs for the properties they manage, they can save time and money on maintenance.

LEDs Result in Lower Energy Costs

In addition to less-frequent light bulb replacements, LEDs are also beneficial for properties that are managed by property managers because they use less energy, which means lower energy costs.

A standard 2-foot by 4-foot light fixture uses approximately 220-watts of electricity, while a 2-foot by 4-foot LED retrofit producing the same amount of illumination uses just 54-watts. In time, the use of LEDs reduces how often these tubes need to be replaced (which saves time and money), and energy costs are lower because not as much energy is being used.

This is an advantage because property owners can tell current and potential tenants that the building has lower energy costs. This might encourage tenants to rent from the same property again, rent more space, or tell their friends of this awesome energy-efficient place to rent from.
